Many property investors believe they have little choice when it comes to their investment properties. The options seem only to be to lock it up in a long-term lease or offer it for holiday rentals. We often hear, “I bought the property because I wanted to use it myself, but I ended up having to lease it for a year and now I cannot access it.” However, flexible rental solutions allow owners and investors to combine the benefits of long-term leasing and short-term rentals.

The Situation
After searching for years, David and Katrina found their perfect future retirement property. They decided on a luxury, oversized, absolute waterfront unit in Sydney’s increasingly popular beachside and harborside suburb of Manly. The property was simply stunning, with high-quality furnishings and luxury interior design, perfect for their lifestyle, and they were excited to use it for their own enjoyment. They lived permanently in the UK and were in the lucky position to be able to travel to Australia every year to escape the winter and enjoy the summer months.
The problem was they wanted to maximise their investment return but still be able to use it for themselves. It did not make financial sense for the property to be empty for much of the year when they were not there. The last thing they wanted was to restrict their usage of the property with a long-term tenant, to risk holiday renting where they may upset neighbours in such a tightly held building, or to have things damaged with a stream of short-term rental guests.
